But the concrete itself is usually fine. The real issue is what's happening beneath it. Understanding why concrete sinks is the first step toward fixing it permanently.
Concrete Doesn't Sink — The Soil Under It Does
Concrete is heavy, but it's also strong and rigid. When a slab is poured on stable, well-compacted soil, it can last for decades. Problems start when the soil beneath the slab changes. That change can happen in several ways:
- Soil compression. Loose or poorly compacted soil compresses under the weight of the slab and anything on top of it.
- Soil washout. Water flowing under or around the slab carries soil particles away, leaving voids.
- Soil shrinkage. Clay soils shrink during dry spells, pulling away from the slab and creating gaps.
- Organic decomposition. Buried wood, roots, or other organic material breaks down and leaves empty space.
- Frost heave cycles. Repeated freezing and thawing disturbs and loosens soil over time.
Once a void forms under part of the slab, gravity takes over. The concrete settles into the gap, creating the low spots, lips, and cracks you see on the surface.
East Tennessee Soil: The Perfect Storm for Settlement
Knoxville sits in the Tennessee Valley, where two problematic soil types meet: expansive red clay and karst limestone.
Expansive clay is highly plastic. It swells when wet and shrinks when dry. That seasonal movement creates a pumping action under slabs. Over time, the clay moves enough to let water penetrate, wash out fines, and form voids. It's also heavy and sticky, which makes proper compaction difficult during construction.
Karst limestone is riddled with caves, sinkholes, and fractures. Water doesn't just run across it — it disappears into it. That underground drainage can carry soil away from beneath your concrete without any obvious surface erosion.
Combine those soils with East Tennessee's heavy spring rains, humid summers, and winter freeze-thaw cycles, and you have conditions that test every slab in the region.

- Heaving = high centers, pushed-up edges, slabs that look domed
